An unilateral contract is a gratuitous promise, where one party makes a promise without a return promise. In India, an agreement of sale signed by the vendor alone and delivered to the purchaser, and accepted by the purchaser, is considered to be a valid contract. The terms of the agreement are usually negotiated and reduced in the form of a written agreement, signed by both parties or the vendor alone. There is no practice of the purchaser alone signing an agreement of sale. If the agreement is signed by the vendor and delivered to the purchaser, and accepted by the purchaser, it is considered complete, even if the format of the agreement was intended for both parties to sign.
